The first step in making your dream of home ownership a reality is to fill out the contact form on the website that will inform Summit Custom Homes that you are ready to talk about purchasing a home. We are dedicated to providing you with home buying assistance, from selling your current home to moving into your new Summit home, our team members are experts in selling homes. As a Summit home buyer you will have one of the most comprehensive home warranties offered with a 90 day and 11 month walk-through with one of our construction managers as well as 3rd party 10 year Structural/ mechanical warranty purchased for every homeowner.   • Get Pre-Approved for a Home Mortgage- how much home can I afford, what is my out of pocket expense?

    To begin the buying process, a pre-approval is a necessary. Within a matter of hours you’ll be able to know how much home you can afford. In today’s world it is more important to know how much payment you can afford per month instead of the total purchase price of your loan. When applying for a loan with one of our preferred lenders, you will be able to have the answers to your questions about finances, total monthly payment, cash out of pocket, taxes and insurance escrows, etc. Your lender truly matters: we work with experts on FHA and VA loans as well as a lender with extended rate locks that are perfect for people looking to build a home.   • Make a Wish List - how do we get everything we want in our new home?

    What features do you want in your new home? Think size, style, green features. How many bedrooms and bathrooms do you need? Do you want a finished basement, a home office, or both? What about amenities - are you looking for a community pool or lake? Also, take note of what features are on your wish list and which are must-haves such as granite counter tops or a covered patio. As a reminder, Summit has homes all over the city at different stages of construction so your dream home might already be ready with just a few minor changes. Make your list, keep it with you as you do your research and have it available when you talk with Summit staff.

  • Community and Location, Location, Location!

    Location can make all the difference. Ask yourself what community features are important to you. Think about the proximity to work, schools, grocery stores, highways, medical centers and community amenities. Currently, Summit Custom Homes builds in 30 different communities throughout Johnson County, including Overland Park, Lenexa, Shawnee and Olathe. In the Northland, we are building in Parkville and the Liberty School District. South and East of the city you can find us in Blue Springs, Lee’s Summit and Raymore. And, if you find a home site you love somewhere else, we’ll build there too!

  • Choose Your Builder - how do I know Summit is the right builder for me?

    When looking for a builder, contemplate years of experience, floor plans, materials used, warranties and services after closing. We recommend that you read the testimonials on our website or talk to previous home buyers to learn about their experience. Summit’s Green Build Advantage is like no other in today’s market. We take steps to maximize energy efficiency, protect indoor air quality and incorporate sustainable building practices into every home we build. Every home built by Summit has a high-efficiency heating and cooling system specifically designed for the home; low-e windows, foam insulated floor joists at the rim, a Tyvek™ wind and moisture barrier, a passive radon remediation system, formaldehyde-free insulation products, low VOC (volatile organic compound) paints, glues and sealants, and is built with advanced framing techniques, reducing lumber use and minimizing landfill waste. In addition, every home built by Summit Custom Homes is independently inspected and awarded a HERS rating to document the homes' energy efficiency. Our average HERS score in 2011 was a 70, meaning our homes are about 30% more efficient than homes built to the 2006 energy code standard currently in effect. Summit Custom Homes also backs their homes with a one-year workmanship and material defect warranty, an extended two-year warranty covering the homes mechanical systems, and a full ten-year warranty covering the homeowner against structural framing or foundations failures.

  • Build, Close and Move In to Your New Home

    A Summit Custom Home takes approximately six months to build from the ground up. You can, of course, buy a home in any stage of the building process. As construction wraps up, you’ll schedule your closing and homeowner orientation. At the homeowner orientation you will walk through the home with a third party that will help you to learn about your new home’s systems. At closing, you’ll sign closing documents and soon after take possession of your new home. Then you will be covered under the Summit Warranty Program.
